Painting homes in Cinco Ranch

Cinco Ranch is a large master-planned community just south of I-10, mostly within Fort Bend County, with lakes, trails, the Beach Club and the shops and restaurants of LaCenterra. Homes here generally have a Katy mailing address, but the community has its own villages and neighborhoods.

Many Cinco Ranch homes were built from the 1990s through the 2010s, so a lot of them are on their second or third exterior paint job and their first full interior repaint. Repainting an established home is a different job from painting a new one: there is more caulk to replace, more trim to check for soft spots and more wear to repair before the finish coats go on.

Whether you need one room refreshed, the whole exterior repainted or your kitchen cabinets updated, you get the same approach: a walkthrough with the owner, a written estimate that names every surface and product, thorough prep, an update every working day and a final walkthrough with you before we pack up.

Local know-how

What we plan for in Cinco Ranch homes

Gulf Coast heat, humidity and storms affect every home in the area. These are the things we pay particular attention to when painting in Cinco Ranch.

Second and third exterior repaints

After a few paint cycles, caulk has shrunk, trim and fascia may have softened and siding can be chalky. These are found and fixed during prep, so the new paint goes onto a sound surface instead of covering problems.

First full interior repaint

Many interiors are ready for a refresh, often moving from builder-flat walls to a more washable finish and updating dated wall and trim colors in the same project.

Open floor plans

Kitchens, breakfast areas and family rooms often flow into each other. Colors and sheens for connected spaces are chosen together, so the house reads as one.

Questions

Cinco Ranch painting FAQ

My Cinco Ranch home has never been fully repainted. Where should I start?

Usually with the parts that wear fastest: exterior trim, fascia, failed caulk and the south- and west-facing walls. Inside, busy areas like the entry, stairwell and kitchen show wear first. During the walkthrough we point out what needs attention now and what can wait.

Is Cinco Ranch part of Katy?

Cinco Ranch is an unincorporated master-planned community. Most homes have a Katy mailing address. We serve the whole community.

Can you match the existing colors on my house?

Yes. If you have the original color names, that is the easiest route. If not, the current color can be matched from a small sample taken from an inconspicuous spot, so a same-color repaint looks the way it does now.
