What’s included

Exterior painting services we offer

Viora Painting paints home exteriors in Katy, TX. Most homes here combine brick with fiber cement or wood siding and painted trim, and an exterior repaint covers every painted surface along with the cleaning, caulking and repairs that make the paint last.

Fiber cement (Hardie) siding

The most common siding on area homes. It holds paint well when it is cleaned first and failed caulk at butt joints and trim is replaced.

Wood siding and trim

Loose paint is scraped, edges sanded, and bare wood primed. Soft or rotted boards are pointed out before any paint goes on.

Fascia, soffits and eaves

The roofline boards take the most sun and water and are usually the first to peel. Getting them sealed and painted protects the wood behind them.

Brick painting

Repainting brick that is already painted, or painting brick for the first time. Painting brick is a long-term decision, so we talk through the trade-offs first.

Front doors and garage doors

Metal, fiberglass and wood doors each need a different primer. A new front-door color is one of the most visible updates for the cost.

Shutters, columns and porches

Accent pieces in a contrasting color, plus porch ceilings, columns and railings. Shutters are masked or removed so the siding behind them gets painted too.

Our process

Our exterior painting process, step by step

Exterior paint fails from the surface underneath. Most of this work happens before the first coat.

  1. Walkthrough and written estimateWe look at every side of the house, note peeling, failed caulk and soft wood, and send an itemized estimate with surfaces, prep, products and coats.
  2. SchedulingWe agree on a start window with you. If your HOA requires approval for a color change, we can give you the exact Sherwin-Williams color names and codes for your submission.
  3. Protect the propertyPlants, walkways, driveways, light fixtures and windows are covered or masked. Vehicles are moved away from the work area.
  4. CleanDirt, chalky residue and mildew are washed off with a method suited to the surface. Paint will not bond over any of them.
  5. Scrape, sand and repairLoose paint is removed and edges sanded smooth. Rotted wood is flagged; repair or replacement is listed separately in the estimate.
  6. Caulk and primeOpen joints around trim, windows and siding are sealed, and bare wood and repairs are spot-primed.
  7. Paint and final walkthroughFinish coats go on as written in the estimate. We walk around the house with you, handle touch-ups and leave labeled leftover paint.

Weather & scheduling

Painting around Gulf Coast heat, humidity and rain

Every exterior coating has limits for surface temperature, humidity and dew point printed on its label. Houston-area weather tests all of them, so these are the conditions we plan around.

Rain

Paint needs time to dry before it gets wet. Pop-up afternoon storms are common, so we track the hourly forecast and change the order of work or reschedule rather than risk it.

Humidity and dew

High humidity slows drying, and evening dew on paint that has not set can leave streaks or a dull finish. Work is planned so coats dry before late-day moisture.

Heat and direct sun

Surfaces in full summer sun can get hot enough to make paint dry too fast, causing lap marks and poor adhesion. We follow the shade around the house where possible.

Flexible scheduling

Exterior work depends on the weather. We agree on a start window with you and keep you updated as it approaches, including when the forecast moves it.

Local know-how

What we plan for on Katy-area exteriors

The materials, climate and neighborhood rules here shape how an exterior should be painted.

Hardie siding and caulk joints

Fiber cement siding is durable, but the caulk at butt joints, corners and trim breaks down in Texas heat. Replacing failed caulk is as important as the paint itself, because that is where water gets in.

Brick-and-siding homes

Most homes here mix brick with siding and painted trim. The brick is masked carefully, and lines where siding and trim meet brick are cut in cleanly.

Sun-side wear

South- and west-facing walls fade and peel years before the shaded sides. Sometimes repainting only the trim or the sunny elevations is the right call, and we will tell you if it is.

Sun-facing doors

Front and garage doors facing west take hard afternoon sun and fade first. Metal, fiberglass and wood doors each need the right primer, and dark colors on sunny doors need extra care with product choice.

Mildew on shaded walls

North-facing and tree-shaded walls stay damp and grow mildew. It has to be cleaned and treated before painting, or it comes back through the new paint.

Fascia and trim rot

Humidity and rain find their way into wood trim, fascia and door frames. Painting over rot hides it without stopping it, so soft spots are flagged and repaired first.

When to repaint

Signs your house needs exterior paint

Paint keeps sun and water out of the siding and wood underneath. Repainting before it fails means less prep, less repair and a lower bill.

  • Peeling, cracking or flaking paint on trim, fascia or the sunny sides
  • Chalky residue that rubs off on your hand
  • Faded color, especially on south- and west-facing walls
  • Cracked or missing caulk around windows, doors and trim joints
  • Mildew or algae that returns soon after cleaning
  • Soft or swollen wood on trim, fascia or door frames

Maintenance

Keeping exterior paint looking good

Once a year, rinse off dirt and pollen, look for cracked caulk around windows and trim, and touch up any chips, especially on the sunny sides of the house.

Keep the labeled leftover paint we leave somewhere that does not get extremely hot, such as an interior closet rather than the garage, so it is still usable for touch-ups.

Cost

How much does exterior painting cost in Katy?

Exterior painting is priced after we see the house in person, because prep and repair needs vary so much from one home to the next. Your free written estimate lists every surface, so you can compare it fairly.

What affects the price

  • Size of the house, number of stories and how hard high areas are to reach
  • Siding type and how much of the exterior is siding versus brick
  • Amount of scraping, caulking and spot-priming needed
  • Rotted wood that needs repair or replacement
  • Number of colors: body, trim, doors and accents
  • Extras such as garage doors, shutters, columns and porch ceilings

How to compare painting quotes

Two quotes for the same house can differ a lot because they do not cover the same work. Before you compare prices, check that each quote:

  • Every room or surface being painted is listed
  • Prep and repairs are spelled out, not just "prep included"
  • The paint brand, product line and sheen are named
  • The number of coats for each surface is written down
  • Furniture moving, protection and cleanup are covered
  • Anything excluded, such as major drywall or wood repair, is clear

Our written estimates include all of these, so you can compare them line by line.

Questions

Exterior painting FAQ

How much does exterior house painting cost in Katy?

It depends mainly on the size and height of the house, how much of it is siding versus brick, the condition of the surfaces and any wood repair needed. We look at the house in person and send a free written estimate that lists the surfaces, prep, products and number of coats, so you can compare it fairly with other quotes.

How long does it take to paint the outside of a house?

Most single-family exteriors take several working days, often about a week, depending on the size of the house, how much prep and repair it needs and the number of colors. Rain days add time. Your estimate includes the expected number of working days.

What is the best time of year to paint a house exterior in the Houston area?

Spring and fall usually offer the best mix of temperature and humidity. Summer projects work well with early starts and by following the shade around the house. What matters most is that each day stays within the paint manufacturer’s temperature, humidity and dew-point limits, and that paint can dry before rain or evening moisture.

Can you paint Hardie board siding?

Yes. Fiber cement siding such as James Hardie takes paint very well once it is cleaned and the caulk joints are in good shape. Factory-finished fiber cement can also be repainted with the right prep and a quality exterior acrylic. We check the existing finish during the walkthrough.

Can you paint brick?

Brick can be painted, but it is a long-term decision: painted brick needs repainting in the future, and removing paint from brick is difficult. Breathable masonry coatings are often a better choice than standard paint. If you are considering it, we will talk through the trade-offs during the walkthrough.

Do you pressure wash before painting?

Every exterior is cleaned before painting, because paint does not bond to dirt, chalky residue or mildew. The method depends on the surface. High pressure can damage some siding and force water behind it, so it is not always the right tool.

What happens if it rains during my project?

We watch the forecast closely and do not apply exterior paint when rain is expected before it can dry. Rain days push the schedule back, and we tell you as early as possible when the forecast changes the plan.

Can you help with HOA color approval?

Approval comes from your HOA, so check its rules before changing exterior colors. Once you have chosen colors, we can give you the exact Sherwin-Williams color names and codes for your submission.

What paint do you use on exteriors?

We mainly use Sherwin-Williams exterior paints, chosen for the surface and how much sun and moisture it gets. The products and number of coats are listed in your estimate.

How long will exterior paint last?

It depends on the prep, the product, the color and how much sun and moisture each side of the house gets. South- and west-facing walls and horizontal trim wear fastest. We explain the products in your estimate and how to keep them in good shape: a yearly rinse, checking caulk and touching up chips makes a real difference.

Do I need to be home during exterior painting?

Not usually. We need an outdoor water spigot, an exterior outlet and unlocked gates during work hours. Please turn off sprinklers on the sides being painted, keep windows closed there, trim back plants touching the house if you can, and let us know about pets in the yard.
